Buy time with Mike's book.
I've been land lording for 35 years and let me tell you that this old dog is learning a few new tricks based on Mike's book. Thanks to Mike's book I am automating my management of real estate. I love the use of the technology incorporated with the proven ideas Mike explains form his years of experience. Mikes experience has every situation I've encountered covered. I just wish I would have known this stuff earlier. I get more time to myself and family without the worry. A must read for anyone owning rental real estate.

Best book to get you ready for your rentals
OK, I believe this is my first review ever, I am a new investor I have been flipping houses for about 2 years now, I was never interested in rentals because I did not want to deals with clogged toilets or tenants bothering me day and night, this being said, from going to real estates conferences, every one keeps saying that in order to build wealth you need to have rentals for cash flow. so, I just started to do rentals, I currently have 3 rentals and looking to get more. Since my rentals are out of state, I have hired 3 property managers and it has been hell, one on my rentals, a tenant moved 3 months ago and I have not getting any income yet, every month the property manager kept coming with some fees that I have no idea where they came from, one of them charged me 250 dollars fee for cutting the grass, it is ridiculous. Based on my experiences so far, you will not see any income if you use property manager, maybe if you have many properties but for someone like me that that just started and need the rental income to acquire more properties, property management is not working for me.This being said, after reading this book, I feel like I have the tools, the information to manage my rentals myself.I have read so many books but none has given me so much information and to the point.This book covered everything, from rentals leases to knowing landlord/tenant rules and how to maximize your income and profits, personal security.This book does not deserve a 5 star it deserve a 10 star, seriously, It took me 3 days to read this book I could not put it down and I am going to make sure I told all my investor friends about it.This book should be called: The Bible of rentals properties

Good info. Lots of Typos.
I really like this book. Besides for the typos, my one complaint is that sometimes he introduces an idea that I would like to know more about, but he skips over it too fast and it feels like an incomplete idea. Overall though, I do like the book. I have been a landlord for several years and rarely get ideas from books. This one has given me some great ideas that I'm excited to implement.

Landlording
This book is probably best for beginners. Since my husband and I have been land-lording seven years now, many of the suggestions in the book we already have done, implemented and adjusted for our business.

Landlording on Autopilot is a good read, great for beginners
Mike Butler is a self made Landlord. Beginning investors would do well to heed his advise gained through years of profitable Landlording. Mike with his background in law enforcement and familiarity with single family dwellings offers techniques and strategies that are valuable for beginning and experienced investors that may have become lax in paying attention to details that increase profit and enjoyment of being an Entrepreneurial Investor. If you are just beginning and looking for a way to invest in residential real estate without losing your sanity due to management challenges, this is a resource you should have in your educational library.

A Great Resource
Most rental books give you their concepts without giving you a system to follow or how to use the latest technology to simplify your business and to make it more efficient. Mike does a great job of showing you how and explains why he does what he does. There is a reason why this book is on almost every respected real estate investment author/adviser's recommended reading list.

Nothing to lose! Everything to gain.
This book is an incredible resource for rookie residential property investors. Mike's approaches and methods are clearly based upon years of experience and efforts. I actually purchased both the audio version and the paperback so that I could learn his material in multiple ways. The book is funny which makes a dry subject easy and entertaining to read. Tons of bonus materials and app suggestions as well. Thanks Mike!

Best Book On Property Management Today
If you are interested in becoming a property manager (not "landlord", see book for important details on why the title difference is crucial), this is the book for you. Mike Butler has done an excellent job in providing the reader with every piece of information necessary to excel in property management. You will learn how to anticipate foreseeable management problems or issues ahead of time, and how to address them constructively. This is book for property managers who want to be problem solvers, and leaders in their profession. Your communication skills will be greatly enhanced, and you will have a stronger grasp on what you can reasonably expect from applicants, tenants and yourself as the property manager in all phases of the management process. Best book of its kind out there. I highly recommend this book!!!

Actionable and easy to read
Great book. Insightful, easy to read and super actionable. I would highly recommend to anyone interested in real estate investing!
