Q: how high should this box need to be at a minimum?

The bat box should be sited high up between 2.5m and 5m on a building or mature tree using the pre-drilled back plate hanger

Q: Should I reat this with anything before mounting? I live in quite a moist / damp wooded area. Not sure if treating is good for bats?

I would not treat, it could harm the bats. Being oak you should be okay. It is very well made and mine is fitted in my rear garden which is south facing, and no problems. And bats are using it which is a bonus

You don't ’encourage’ just nail up the bat box and hope for the best, but they already have a cosy pad in your garage so I'd leave them. I put up boxes in my loft and it could take a couple of years before they use them. Pot luck However this year there are signs they could be using them
