Q: What material is it? What kind micro fiber? Polyurethane ?

Mine is polyester and it does not fit tight, very loose and yes I order the right size. Waste of my money.

Yes but it will not fit tight like it shows in pic

Q: Do you sell the square mattress. I cannot find the mattress for the square pack and play. It is more like a playpen?

Q: What effect does making these sheets waterproof have on softness/comfort vs. the regular gray ones that aren't waterproof?

These square pack n play sheets are waterproof sheet are made with 100% cotton, T-shirt like jersey fabric, the other grey ones made of microfiber are soft but no elesticity. Personally I prefer this one, specially it comes with a waterproof layer so the under mattress can alway stay clean. But both are easycare and great for kids to lay on. Please enjoy shopping with us.
